Determining your home's value does not need to begin when you are ready to sell. I frequently prepare pricing analyses for clients who are simply considering their options, sometimes years before a move. For some clients, I have updated that analysis several times over the years as the market and their circumstances have changed. Whether a sale is imminent or not, understanding value deserves a disciplined process rather than a quick opinion.
The analysis is grounded in market data and intentionally separates objective facts from subjective judgment. Comparable sales, measurable property characteristics, and broader market patterns establish a disciplined starting point before the unique characteristics of your home are considered.
I evaluate the features that distinguish your home from every other property. Its location within the neighborhood, condition, updates, floor plan, lot characteristics, setting, and architectural appeal all influence how buyers perceive value. Those considerations refine the initial analysis and establish a reasonable range of value.
Only after the first two stages are complete do I begin developing the list price strategy.
Current market conditions determine where within that range your home should be positioned. I consider whether conditions are strengthening for sellers, shifting toward buyers, or remaining balanced. Buyer demand, competing inventory, interest rates, and market momentum all influence that recommendation.
